I just bought land. Where do I even start?
Start with what you want the land to do, then get a way in. Most people need a driveway or a path first, then the clearing, then the pad or the pasture. Walk it with me and we lay out the order together. The quote costs nothing.
Decide what it is for
A house, a barn, a pasture, a garden, a place the kids and dogs can run, or just being able to walk your own property line again. Each of those wants a different kind of clearing, and doing the wrong one first wastes money. You do not need it all figured out. You need to know what the first piece is.
Have a few things ready for the walk
None of these are required, but they make the walk more useful:
- Where the property lines are, or the survey if you have it.
- Where you picture the house, driveway, barn, or pond going.
- Anything buried you know about: septic, water, gas, an old well.
- What you want left standing. Big trees, a fence row, the creek bank.
- Rough order of what you want done first, if you have one.
What usually comes first
Access. If I cannot get a machine onto the land, nothing else happens. On a raw piece that usually means cutting and basing the driveway, then clearing the build spot, then the rest. If you are building, your builder will want the pad and the driveway before they show up, and they often leave that part out of their price. I can talk with them about what they need.
